STANDARD FEES

Lettings only – 7.5% plus vat (9% inc vat) (based upon the first year’s tenancy income)

Let & Rent collection – 9.5% plus vat (11.4% inc vat)

Let & Property Management – 11.5% plus vat (13.8% inc vat)

Full Management Service

Our comprehensive management service includes the following:

  1. Marketing and Tenant Matching
  2. Accompanied Viewings
  3. Full referencing of the tenants inc. Credit search, previous landlord search, employment/financial suitability check and Right to Rent checks
  4. Preparation of the tenancy agreement (charged at £320 inc vat with deposit registration also included)
  5. Collection of the first months rental and security deposit
  6. Registration of the security deposit with the DPS (included as above)
  7. Arranging of the professional inventory and check in/check out at the end of the tenancy (this is an additional third party cost)
  8. Service of all required documents and notices in accordance with the de regulation act 2015
  9. Landlord compliance checks and updates (we will keep you informed of all new legislation as it is announced and will ensure that your certificates are renewed when necessary so that as a landlord you always meet your obligations)
  10. Rent collection service with monthly and annual statements (annual statements provided upon request)
  11. Rent arrears control and recovery procedures
  12. Out of hours emergency service for your tenants
  13. Utility management – we will register your tenant with the utility companies and the council at the start and end of your tenancy as part of the fully managed service
  14. Repairs and Maintenance investigation and resolution
  15. Invoice management in relation to the property
  16. Regular inspections of the property with a full photographic report (2 per year included more visits can be purchased at an extra cost)
  17. Renewal agreement rent negotiation and creation (cost included in the service)
  18. Service of legal notices on the tenant should you wish to regain possession
  19. Dealing with the deposit return at the end of the tenancy and providing evidence if a dispute does arise
